The Meadows, Wolverhampton

Refurbishment of a 116,000 sq ft warehouse unit and office space.

The Meadows, a 116,000 sq ft warehouse in the heart of Wolverhampton, owned by EQT Exeter, required modernising to meet the demands of the growing market. Tyto Contracting Limited was appointed as their industrial construction Midlands based company in September 2023 for a programme duration of 29 weeks to strip the unit back to its core and complete a full refurbishment.

Due to the unit’s previous uses, all internal racking was removed within the warehouse and over 6000 bolts were drilled from the slab to enable repairs and a uniform finish to the uninterrupted space. The works also involved decorating the pre-war steel frame throughout the unit to give a clean, fresh look.

Demolition and deconstruction works were undertaken to reduce the office content to be more in line with current market trends and the warehouse mezzanine was deconstructed into its components to be reused in another scheme.

In the next part of this industrial construction Midlands project, the existing roof was prepared and overlaid to give a fully watertight and warrantied system to maintain the integrity of the building for years to come.

The office was remodelled to give a large open plan space incorporating a kitchen area within it. The toilet facilities were stripped out and refitted with modern IPS and concealed cisterns, new tiling, flooring and decoration.

Externally, the cladding was resprayed to add contrasting colour trims to capping, trims and feature panels, along with remodelled and replacement windows to create more natural light within the office space. A big part of this industrial construction Midlands project included ensuring the space was modern and completed to the same high standards as the rest of Tyto’s projects. The introduction of three additional dock-level doors and the replacement of the existing ones transformed the building to suit the current market demands.

The refurbishment as a whole during this industrial construction Midlands project, along with increased energy efficiency, made for a more marketable and rentable space and ensured the integrity of the building for years to come.

A 57,000 sq ft industrial unit on the Bayton Road Industrial Estate in Exhall, Coventry, was purchased by Tetra Real Estate in 2016, offering a prime spot on one of the largest commercial and industrial locations in the West Midlands and excellent connectivity to the A444 and M6. This industrial construction Midlands based project was one that we were particularly excited to work on due to the scope of the works.

The pre-war industrial unit was previously occupied by a car components manufacturer and Tetra secured planning permission to convert and fully refurbish the site. It was set to become a leisure attraction for Red Kangaroo Trampoline Park on a 15-year lease, opening in February 2018. Unfortunately, the majority of the site was destroyed in a fire and left beyond repair.

Planning permission was secured a year later to demolish the fire-damaged building, and design and build two new light industrial units. One of the first obstacles to overcome was securing the site with significant site remediation, clearance of asbestos and ground stabilisation before main construction works commenced in March 2020 by our industrial construction Midlands based company.

A new 32,500 sq ft industrial unit was built to include a 7,000 sq ft mezzanine floor to act as a viewing gallery, a glass-fronted atrium at the entrance, ribbon windows and an air conditioning system. The unit was constructed without any internal supporting pillars to aid the design and layout of the trampoline park and with eaves height of eight metres.

This not only created a brand-new, custom-made, state-of-the-art trampoline centre on a tight timescale, which was let on a new 15-year lease, but led to further site enhancements with the construction of a self-contained 25,000 sq ft industrial unit with 2,000 sq ft mezzanine offices next door. This was let to Events Management Ltd on a 10-year lease for distribution.

Edgwick Point

Tyto Contracting Limited commenced work on a 65,000 sq ft speculative development at Coventry’s Edgwick Park, then owned by Tetra Real Estate, early in 2018.

The three-acre plot, once well-known as the ‘Top Shop’ from its Alfred Herbert era, contained a former warehouse building that had come to the end of its working life, with Tetra presenting a vision to transform the site into a multi-let industrial estate.

Early construction challenges had to be overcome in the initial demolition of the existing building, carefully detaching it from the neighbouring building. Fortunately, as an experienced industrial construction Midlands company, this was not a concerning stage.

The difficult ground conditions and significant level changes also necessitated cantilevered reinforced concrete slab structures and retaining walls, alongside vibro-piling to strengthen the ground for the foundations of the new building and improve load-bearing capacity.

This work enabled the construction of five new industrial/warehouse units ranging in size from 5,000 sq ft up to 25,000 sq ft, each fitted with steel portal frames and electric roller shutter loading doors. All units also incorporated full office fit-outs, with the overall site further benefiting from delivery access areas and excellent car parking facilities, further showcasing our capabilities as an industrial construction Midlands based company.

The project helped to meet an acute shortage of industrial space within the north Coventry area and triggered the creation of a corridor of economic vitality on the main gateway from the M6 into the city, with excellent access just off the A444.

The new commercial area was sold to Harmsworth Pooled Property Unit Trust for £7.5 million in 2018, with Tyto continuing to build the units on behalf of the purchaser until work was completed in 2019.

Red Kangaroo

Refurbishment of a 57,000 sq ft unit into a brand-new trampoline park

The unit on the Bayton Road Industrial Estate in Exhall, Coventry, operated as a manufacturing/light industrial facility before its purchase by Tetra Real Estate in 2016.
The unit was initially two converted into one and was previously home to a company that manufactured metal components for the automotive industry.

Located close to the A444 and M6, the estate offered excellent connectivity to and from the Midlands, making it one of the premier commercial and industrial facilities in the region.

However, the 57,000 sq ft facility was tired and needed full refurbishment to update it to modern standards, and planning approval was obtained by Tetra Real Estate to convert it into a new trampoline park for the tenant, Red Kangaroo.

Work by Tyto, in our capacity as an industrial construction Midlands company, began in 2017 to repair and improve the building so it was suitable for its new use, which included structural alterations, over-cladding the roof with a specialist liquid roof membrane to waterproof the building, the introduction of fire compartmentation, and relaying and relevelling the floors.

This enabled the fit-out of pre-war, steel-framed industrial units of various sizes and heights to create a new trampoline park, equipped with catering facilities and meeting rooms.
A total investment of £1.5 million was pumped into the project and works were completed on a tight deadline to ensure it was ready for the client’s opening date in February 2018.

The unit was let to Red Kangaroo Trampoline Park on a 15-year lease and helped transform a site with industrial history into a new leisure use and the first of its kind in Coventry and Warwickshire. Giving this site a new lease of life was incredibly satisfying for all staff involved in this industrial construction Midlands project.

Caswell Road

Refurbishment of 195,786 sq ft unit on the Brackmills Industrial Estate.

A 195,786 sq ft unit on the Brackmills Industrial Estate in Northampton was purchased by Exeter Property Group, now known as EQT Exeter, in November 2018.

The estate is one of the UK’s premier logistics and transport parks, with its location close to Junction 15 of the M1 providing excellent connectivity to and from the East Midlands.

Following its purchase, Tyto Contracting Limited, as an industrial construction Midlands company, was enlisted to provide full refurbishment of the unit’s 23,901 sq ft two-storey office block and adjoining 171,885 sq ft warehouse, to bring the site up to standard for the warehouse and distribution sectors.

A comprehensive renovation project started in January 2019, with refurbishment broken down into three key phases across a period of two-and-a-half years.

This entailed stripping each unit to a base build. In the warehouse, this ensured space was maximised for distribution use from any incoming tenant, while for the office block, this included an overhaul with new kitchen and toilet facilities, external window framework repairs, new ceilings, new carpets and floors, and LED lighting throughout. We were chosen for this extensive industrial construction Midlands based project as a result of our track record of proven results.

Tyto worked with Exeter to ensure refurbishment was carried out within their budget and delivered within the timescales that they required. The final phase of works was completed in October 2021 following a total £1.8 million investment.

The premises now provide a modern and well-connected base for new tenants GXO Logistics to distribute to a national retail chain, having signed a four-year lease.
